The Avenue hires outside real estate firm to help lease space

The owners of The Avenue Murfreesboro have retained an outside real estate company and consultant to assist in leasing available retail space.

Eakin Partners LLC, a Nashville-based commercial real estate company, and Chad Atwood, an independent real estate consultant, in cooperation with the owner, a joint venture between Faison Enterprises Inc. and Cousins Properties Incorporated will provide local retail leasing expertise to the 810,000 square feet open-air retail center located on Medical Center Parkway.

The local leasing effort is led by Mike McGuffin and Chad Atwood who bring more than 20 years of combined retail leasing experience to the project.

In addition, Faison and Cousins will continue to lease the project from Atlanta. “We are very excited about this opportunity to work with the Faison/Cousins team. The Avenue has an exceptional tenant mix with the strength and stability of many national anchor retailers coupled with the elegance of lifestyle tenants. “This open air, pedestrian friendly environment is unparalleled in the Murfreesboro market,” remarks McGuffin. Located along I-24, The Avenue has a regional customer base with the convenience of a neighborhood center. “Our goal is to focus on those tenants in the Nashville/Cool Springs area who may want to broaden their reach to the Murfreesboro community,” said Atwood.

Quality anchors include Belk, Barnes & Noble, Best Buy, Dick’s Sporting Goods, Old Navy and Ulta complemented by retailers such as Chico’s, Talbots, Ann Taylor Loft, Victoria’s Secret, and American Eagle.

Just not sure the "open air" mall concept is working in Middle Tennessee. Florida, South Alabama, South Georgia, South Mississippi, etc., maybe but not in the rain / wind / snow / cold. Not sure this was a good business decision.
Besides, this is still a "blue collar" "university" town, and upscale retailers like in Cool Springs will not make it here for a while.
Signage is also a problem. Hard to see those stores with small store signs.

From what I hear, no small business can afford to be in there. The rent is way to high. I know people from Nashville that come here for some of the stores, which is turnabout for sure, since we all used to have to go to Nashville to shop.

I think that the biggest problem with The Avenue is that the stores are not unique and interesting enough to go to. Several of the stores I visited more in their former locations where they were easier to get to and park close by at.
I STILL wish Trader Joe's had come out here.
It is hard to find a parking place in their lot in Greenhills.

Gee Flo, you should check out the license plates on those cars at the Avenue. People are coming from all over Middle Tennessee, particularly Davidson County, Williamson and Wilson. Have any of you been to Cool Springs lately? It has declined just like Rivergate has.

I actually like The Avenue. I prefer it to the mall. I run errands on my lunch break and don't have time to walk through the mall to get what I need. At The Avenue, I can pull up to the store, make my purchase and head back to the office.

The Avenue is an excellent and classy addition to Murfreesboro. It was very much needed.

ItsGood, sorry, but get over it. Murfreesboro is NOT "still a blue collar" town.

Flo, I'll take Trader Joe's, Whole Foods or Wild Oats. Just one of them PLEASE come to the Boro'!!

lightchick, how do you avoid getting in a wreck with the terrible traffic way finding effort at the Avenue.

justdance, so where are the white collar jobs in Murfreesboro? I see mostly retail, restaurant jobs coming here, not desk jobs.

You mean to tell me with all the commercial realtors in Murfreesboro and Rutherford County, we have to go to Nashville or Atlanta to get a realtor to handle the real estate leasing. That is sorry on the Avenues part. May they close down and fade away. Just like Havertys. They go out of town to get a commercial realtor to handle their property yet they want local realtors to spend money with them. By the way, Havertys most of what you have is overpriced junk furniture. May you go broke too.

I am no shopping junkie, just I have friends in Nashville that tell me some of the stores here they don't have there. They come here for those stores.

Not sure about Trader Joe's or any of those high price grocery stores. They have some unique stuff I guess, not my cup o tea however.

Murfreesboro lacks in white collar jobs for sure. Try to find a good job, good luck.

Trader Joe's would have been a major coup for Murfreesboro. I don't think we can support the prices of Whole Foods or Wild Oats, however.

I would love for Trader Joe's or Wild Oats to come to Murfreesboro. I'm still crossing my fingers and hoping we get Gloria Jean's or Caribou Coffee someday.

greaterhands, I agree with your statement about Haverty's, they are waaaaaaay overpriced. Sometimes you are paying for the name. However I do not wish them to go broke.

Trader's Joe's would have been nice for the Boro', although I hear the new one in Nashville cannot sell wine? We are obviously not ready for a Wild Oats or Whole Foods, but I can dream can't I?

Caribou Coffee is good, never heard of Gloria Jean's though. If you haven't tried the coffee shop over by SteinMart/Carrabarra's that sits on the corner there, try it, it's a great little place. The staff is great and friendly and their specialty coffees are to die for!!

The Trader Joe's in Nashville can't sell wine because no grocery store in Tennessee can sell wine. Has nothing to do with Nashville or Trader Joes. We need to do more in this community to support our local businesses as much or more than our chains. And kaymorrow, there is no reporters named because all newspapers do this when reports are complied from a press release.

lightchick, the traffic flow at The Avenue is crazy. Some people stop at all intersections despite signs saying "Keep Moving". Other cross streets have no stop signs, who knows when to go - when to stop. Parking is crazy over by White / Black and Alumni Hall.

ItsGood, I agree that traffic can be a little crazy over there, but I've only noticed that if I have been there during the weekend. Usually I am there during my lunchbreak so there aren't as many people.

I work at stones river mall and I have always thought the avenue was a bad idea too. Just like you have commented you pull right up to the store you want to go to and then leave. Well guess what NO MALL wants you to do that! They depend on you walking around to the other stores too which is why an enclosed mall tends to do better for ALL the tenants. The weather in middle tn plays a HUGE role in that mall too. There are 3 stores that are in stones river that are also at the avenue and time and time again i hear that the Stones river locations outperform their avenue locations. That says alot! Anyways just my 2 cents : )
