Real estate company utlizing mapping technology

Coldwell Banker Real Estate Corporation has launched an enhanced mapping feature on its Web site.

The real estate company uses Microsoft Virtual Earth technology that enables Web users to view Coldwell Banker properties from a variety of prospective within a state, city and community at www.coldwellbanker.com.

The technology allows Coldwell Banker to see a home's proximity to 10 important service categories, including schools, shopping, dining, health services, banks and places of worship.

"When searching for a home, consumers like to control as much of the upfront search process as possible, and they like to do their homework," said Beth O'Brien, broker manager for Coldwell Banker Barnes/Snow & Wall in Murfreesboro.

"With that in mind, it is important that our Web site be an interactive destination for homebuyers who know where they'd like to buy a house but who want to know more about the community and neighborhood. What makes our mapping feature unique is its ability to pinpoint where a house sits in relation to a variety of critical community services," she added.

With each click — zooming from state, county, neighborhood to street — more and more relevant content appears. Broad satellite images of a town soon become recognizable neighborhood streets, populated with icons of available homes. By clicking the cursor over a home, the user will see a pop-up window displaying a snapshot of the home and a brief summary of the home's specifications and price.

Once zeroing in a specific home or community, the user can then click on icons to display the location of such conveniences as dry cleaner, grocery stores and the local post office.

O'Brien said the new mapping technology is also beneficial to home sellers.

"They can use our Home Value Estimator feature to see how comparable homes in their neighborhoods are priced and then work with their sales associate to set their sale price accordingly. By having as much information upfront as possible, both buyers and sellers can be prepared to work closely and efficiently with their real estate professional to realize a successful transaction."
