Representatives from Bible Park USA failed to convince Rutherford County Future Development Committee its plans meet the requirements for a Conditional Use Permit.
FDC met Thursday afternoon to review the land use plan and Conditional Use Permit request of SafeHarbor, LLC to develop a proposed non-denominational Biblically based theme park in the Blackman Community.
The committee, in a tie vote, failed to recommend the request.
“What happens now is it goes on to the Planning Commission with no recommendation,” explained Doug Demosi, county planning department executive director.
Following three hours of explanaitons by SafeHarbor officials and public comment by some 15 citizens, Rutherford County Commissioner and FDC member Steve Sandlin smade a motion to deny the request. The motion garnered a tie vote with Sandlin, Bob Farris and Steve Barnes voting in favor to deny.
Voting against Sandlin's motion, and therefore to approve the request, were Allen Swader, Talmadge Gilley and Mike Kusch.
Sandlin based his motion to deny primarily because the proposed park does not mesh with the county’s land use plan for the Blackman Community, which calls for mainly residential development mixed with low density commerial.
He also cited public concerns about traffic and public opinion against the park. Almost 100 people turned up to speak either for or against the park.
“We’re about double against it than for it,” Sandlin said.
Committee member Bob Farris also requested an opinion from Tennessee Attorney General regarding the use of county-based Tax Increment Financing and possible First Amendment separation of church and state conflicts with the Bible-based park.
The permit request and plan now go to the full Rutherford County Planning Commission with no recommendation at its Monday, April 14 meeting.

To the people of the blackman area,if you do not want a theme park in your backyard, then move. Now you know what it is like to live in one of the fastest growing cities in the country. You can wear your cute little red shirts if you want, but remember you will not stop progress. Welcome to the 21st century people of mayberry.

Thank you Steve Sandlin, Bob Farris and Steve Barnes for doing your jobs, unlike the IDB yesterday.
This park has an uphill climb. Maybe manticore's back yard will be their next stop. LOL

I would like to echo thinkingman's thanks to the three above !!
And to manticore... just because you sat on your rump and watched Davidson county get turned inside out with all of the deals for the Titans, Predators and soon to be bigger "Convention center", don't think that we will watch our county go to hell in a handcart while handing out our tax money to multi-millionaire carpetbaggers !!!
If you want uncontrolled growth... move your behind to Atlanta or New York ! Quit bringing your junk down here !!!

The funniest part of people giving me such negative responses back from my post is, I have attended your little protest meetings. I have met most of you in person while making you think I am on your side. I was just spying. One last thing, I was sitting with you at the court house yesterday with my red shirt on also. "GO BIBLE PARK".

manticore: if that's true, then you're making an admission that does not exactly cut in your favor integrity-wise. nor does it enhance in anyway the side you're taking--is that typical of the people on your side? some think so, and you just reinforced that notion. if it's not true, then it's just as bad in an only very slightly different way.
at any rate, glad you're on the side you're on.

manticore,
Whether you are spying or not you have given us opponent to the Bible Park a good idea. On the second though, we would not stoop that low. Guess you are now part of Bar-Tur's scheme to rip Rutherford County off.

Manticore,
In regard to "The funniest part of people giving me such negative responses back from my post..." It's been my experience that people respond negatively to negative comments. If you don't want negative responses, don't incite them with remarks like "cute little red shirts" and "people of Mayberry," inferring that anyone against the Bible Park is a backwoods yokel. I am against it purely from a business point of view. All we here from Bar-Tur and Co. is the best case scenario. Even high school students' business plans have to include a risk assessment. When I hear the worst case scenario, I might be in favor of it. But this post is just to remind you that negativity breeds negativity.

HELP ME!
# 1) The Bible Theme Park will fail.
# 2) Traffic will be bad.
Which is it, you can not use both arguments against the park. If it fails you do not have traffic. If you have traffic it will be succeeding.
HELP ME UNDERSTAND.

Sure you can. It's bad either way.

DMW - You're correct, it's like Yogi Berra's "Nobody goes there anymore, it's too crowded." However, there are many different opinions about why the Bible Park is a bad idea, depending on whether you are directly affected by proximity to the park or indirectly as a tax payer from other parts of the county. If it succeeds traffic may be an inconvenience for those in that end of the county. If it fails, the rest of us will suffer because we've wasted our one shot at recruiting (by using TIF)significant new employment and capital investment on a poor business plan. Even if it succeeds (which I don't think it will) we've wasted an opportunity to recruit a provider of higher wage employment. Regardless of the reasons, I think it's a bad idea for Rutherford County.

manticore: Who cares? You fit right in with the dishonest, unlikable developer. Congratulations.
DMW:Sure we can argue both ways. It's going to fail, but we're calling out Bar tur's bogus figures by saying in the unimaginable event that sorry excuse for a theme park does draw that many people it will affect our quality of life.

Hey, how 'bout an Islam-o-land across the street? Interesting huh? Faith should be kept in the houses of the holy, the chuches, or other synods. I would'nt think our Lord would want to be commercialized by a 'theme' park. He would probably feed some hungry people or cure the blind.
For free I might add. WWJD?

Oh yeah, one more thing. How about the Park donate 90% of the profits made (if this comes to pass) to some charity that helps children or something? That's when you will know who your god is ... the almighty greenback or your heart and soul.
That's about all I have to say about it.
