You may be surprised to learn that even in a tough market, some homes still sell during their first week on the market.

In fact, over the last four weeks, our team has listed and sold four homes that received acceptable offers within the first seven days. What’s the key to a quick sale? The home must be properly priced, professionally prepped for market acceptance and effectively marketed.

It’s important to package your home so that a prospective buyer will know the minute they step in the door that your home is “the one.” Studies show that many buyers will form their opinion almost immediately.

Staging refers to a process that neutralizes your home with the intent of appealing to as many prospective buyers as possible. In other words, you’re trying to eliminate as many objections as possible so that no one will be turned away when they first open the door. Data collected from July 2009 through January 2010 by the Accredited Staging Professional (ASP) concluded that staged homes sell 83 percent faster – 37 days for a staged home compared to more than 200 days for a non-staged home.

A quicker sale often means more money for the seller. It is an accepted fact that homes that sit on the market for a long period of time normally receive lower offers because buyers have the perception that something is wrong with the house.

Prospective buyers also often believe the seller is desperate to sell and will accept a lower offer.

Great article! My husband and I actually used Ann Hoke to sell our home. The staging was a perk and definitely helped sell the house. It was on the market for exactly one week when we got an offer for the full asking price!
